This Notice explains Franklin Properties' current website data practices. It describes what we collect, why we use it, the providers that help us, and the choices available to you.

1. Scope and who we are

This Notice applies to the Franklin Properties website and the information collected through its contact, leasing, listing, tour, chat, and related features. It does not control AppFolio portals, social networks, or other third-party destinations.

Franklin Properties is an Illinois property management and real-estate services business serving the greater Chicago area.

2. Information we collect

We collect identity and contact information such as name, email address, phone number, and mailing or property address. We may collect service, property, inquiry, tour, bedroom, move-in, application, leasing, construction, and remodeling preferences.

We collect messages and files you choose to send. If enabled and deliberately activated, chat, browser dictation, or realtime voice features may process chat content, transcripts, audio, and related interaction data to provide the feature.

The website and providers may process device and browser information, IP address, network data, referrer, approximate location derived from network information, requested pages, timestamps, errors, performance information, session identifiers, and browser storage described in the Cookie Notice.

3. Sources of information

We receive information directly from you, automatically from your browser and device, from property owners and managers, and from providers that support our services.

AppFolio may provide property listing and availability information. We may also receive communications or transaction status from service providers used to respond to your request.

4. How we use information

We use information to answer inquiries, display and manage listings, schedule tours, support applications and tenant services, provide chat or voice features you activate, deliver construction or remodeling information, maintain records, and communicate about requested services.

We also use information to secure and operate the website, troubleshoot, measure optional site performance after permission, prevent misuse, comply with law, establish or defend legal rights, and improve our services using data appropriate for those purposes.

5. How we disclose information

We disclose information to property owners, managers, leasing personnel, contractors, professional advisers, government authorities when legally required, and service providers acting for us. We may disclose information in connection with a business transaction or to protect rights, safety, and security.

We do not sell personal information or share it for cross-context behavioral advertising under our current practices.

6. Service providers and platforms

Supabase supports database storage and authentication. Microsoft Graph may send service emails and create Outlook calendar events. AppFolio supplies listings and operates external application, tenant, and payment portals. Mapbox receives map and geocoding requests when mapping features load.

OpenAI may process text, transcripts, or audio when an enabled AI, chat, dictation, embedding, or voice feature is used. Upstash may cache chat sessions. Vercel hosts the website and, only after optional analytics permission, may receive cookieless page-view and performance telemetry. Each provider processes data under its own terms and our applicable arrangements.

7. Retention

We retain information only for as long as reasonably needed for the purpose collected, to manage an inquiry or business relationship, maintain transaction and consent records, secure the service, resolve disputes, and meet legal, accounting, or contractual obligations.

Retention varies by record type and system. Browser storage and cookies have the periods described in the Cookie Notice. We delete, de-identify, or restrict information when it is no longer reasonably needed, subject to backups and legal requirements.

8. Your choices and requests

You may decline optional analytics through the first-visit choices or the Privacy choices control in the footer and may withdraw that choice later. You may also control browser storage through browser settings, although blocking necessary storage can affect site functions.

You may ask us to provide reasonable access to, correction of, or deletion of information where practicable. These choices do not concede that a particular privacy law applies, and legal exceptions may limit a request.

9. Global Privacy Control and Do Not Track

When the browser sends a recognized Global Privacy Control (GPC) signal, the website treats optional analytics as disabled. Because our current practices do not sell personal information or share it for cross-context behavioral advertising, there is no sale or sharing to opt out of.

There is no uniform industry response to legacy Do Not Track signals. We do not use that signal separately, but you can use the website's Privacy choices control and browser settings.

10. Security and children

We use administrative, technical, and physical safeguards designed to protect information in light of its nature and our systems. No internet transmission or storage system is completely secure, so we cannot promise absolute security.

The website is intended for a general audience and is not directed to children under 13. We do not knowingly collect personal information from a child under 13. A parent or guardian who believes a child provided information may contact us to request review and deletion.

11. Changes to this Notice

We may update this Notice as our services, providers, or legal obligations change. We will post the revised Notice with a new effective date and provide additional notice when appropriate.
