Our Rental Process
Simple steps to secure your new home
Online Credit Application
An Online Credit Application is required to begin the rental process. The application fee is $65.00 per person listed on the lease and is non-refundable. Speak with a Franklin Properties Leasing Consultant prior to starting the application.
Security Deposit & Lease
To place a hold on an apartment, a security deposit is required and a lease must be signed. Until this is completed, we continue to advertise and show the apartment.
First Month's Rent & Move In
The day before the lease begins, it is required that first month's rent is paid with cash, a cashier's check or money order. Keys to the home are then provided.

Frequently Asked Questions
What is your pet policy?
Franklin Properties allows up to two cats per unit. Non-refundable pet fee: $200 for one cat or $300 for two cats, plus $10/month for one cat or $15/month for two cats.
Are barbecue grills allowed?
Charcoal grills are not permitted. Gas grills are acceptable.
What are the occupancy limits?
One-bedroom: up to 2 adults and 1 infant. Two-bedroom: 3 adults, or 2 adults and 2 children under 18.
What is your smoking policy?
Franklin Properties maintains a strict no-smoking policy on all properties.
